- The pace of construction in Sylvan Lake continued at a steady pace in 2010, but nowhere near the heady days of the boom between 2005 and 2008, according to year-end figures released by the town. The total value of construction permitted during the year was almost $47.4 million, up 12.2 per cent over the previous year, as the economy showed signs of improving. New home construction continued to account for almost half ($23 million) of the total with permits issued for 91 new single family homes and one duplex. That's considerably more than the 74 single family homes begun in 2009 when there were also permits issued for nine multi-family units. Also in the residential category during 2010, permits were issued for nine additions or renovations ($482,500), 37 detached garages and sheds ($774,240), 46 decks ($126,548.60), 38 basement developments ($482,666), and ten demolitions ($98,030). Commercial construction accounted for 33.6 per cent ($15.9 million) of the total and industrial construction accounted for 17.4 per cent ($8.2 million). The only institutional or public facility permit issued was for the washroom and concession building ($143,640) at Leader Field. A total of 272 permits were issued during 2010, up from 227 in 2009. Commercial construction was pretty well evenly split between the downtown area and SmartCentres east of Highway 20. In the downtown, the big projects were construction of a new Best Western ($6,108.075 - which was also the highest commercial permit of the year) and the Rexall Drugs building ($1,483,110) planned for the southeast corner of 47th Avenue and 50th Street. Other projects were tenant improvements for: Doctors EyeCare ($240,000) in the old credit union building on 50th Street; Ultimate Diet ($5,000) in Chateau Suites; Oasis by the Lake Health & Wellness ($153,200) in the new building on 46th Street; and Rainy Daze Medi Spa ($96,000) which is moving to the main building at the marina. At SmartCentres, three permits were issued for construction of Dollarama (total $2,038,500) and two have been issued for Canadian Tire and Marks Work Wearhouse ($5,090,000). The only permit issued for new construction at Ryders Square was for the fast food drive through restaurant with outdoor patio ($541,800) to be occupied by Waves Coffee House. Also in the east end of town, renovations and tenant improvements took place for Blondie's Restaurant ($1,000) on 33rd St. and for Cabin Fever Fun Centre ($41,520) on Beju Industrial Dr. The other commercial permit was for tenant improvements at Sylvan Family Health Centre on Pelican Place ($128,000). Nine permits were issued for industrial construction, four of them for new buildings and five for tenant improvments or changes in use. The MySpace Garage recreation vehicle storage facility at 15 Erickson Dr. accounted for the highest value at $6,454,080. Other new construction included: a 5,920 square metre one storey building for Al's Bobcat on Sylvaire Close ($799,200 + $99,900 for a 740 sq. ft. shop addition) and a 4,800 square foot industrial building for Sylvan Lake RV Service ($648,000). Tenant improvement permits were issued for KGH Mechanical Systems on Erickson Drive ($224,000), Canyon Casing (change in use - $0) on Erickson Drive, Everything H2O on Cuendet Industrial Way ($5,000), NexSource Power Inc. ($4,000) on Cuendet Industrial Way, and Rapid Auto Solutions ($1,000) move to Sylvaire Close. Almost $600 million in new construction has taken place in the past decade, with 2007 registering the busiest year at $125.4 million.
